AND THEIR INCOME LEVEL AND/OR THEIR ASSET LEVEL AND/OR THE COST OF THE PROPERTY THEY'RE TRYING TO BUY PRECLUDES THEM GETTING A CONVENTIONAL MORTGAGE. ONE OF OUR DISQUALIFIERS IS IF A FAMILY CAN GET A CONVENTIONAL MORTGAGE, THEY WOULD NOT QUALIFY FOR HABITAT HOME OR HABITAT MORTGAGE. HOUSES ARE SOLD AT COST. AND WE SELL THEM TO OUR HOMEOWNERS AT OUR COST WITH NO PROFIT WE SEE OUR SERVICES AS PROVIDING HOUSING FOR A WORKFORCE THAT IS EARNING LESS THAN $36,000 A YEAR. WE ALSO MAKE SURE THAT GIVEN THEIR OTHER OBLIGATIONS, OTHER LOANS, OTHER FINANCIAL OBLIGATIONS THAT THE HOME MORTGAGE DOES NOT REPRESENT MORE THAN 30% OF THEIR TAKE HOME PAY. SO WE HAVE 29 CURRENT MORTGAGE PAYERS, 3 RENTERS, 5 PEOPLE WHO PAID OFF THEIR MORTGAGE AT THE 20 OR 25-YEAR MARK DEPENDING ON WHAT TYPE OF MORTGAGE THEY HAD, AND HAVE SUB-CONSEQUENTLY SOLD THEIR HOME AND LEFT THEIR COMMUNITY, AND 6 HOMES THAT HAVE BEEN PAID, THE MORTGAGE HAS BEEN SUCCESSFULLY COMPLETED AND THEY STILL LIVE IN THOSE HOMES. MANY OF THE AREAS YOU DRIVE BY WILL HAVE A HABITAT HOME. WE TAKE DONATIONS FROM LOCAL BUSINESSES, CHURCHES AND INDIVIDUALS. WE GET NO GOVERNMENT OR STATE FUNDING. THE HOMEOWNER PAYS PROPERTY TAXES BASED ON MARKET VALUE. THE MARKET VALUE IS DIFFERENT FROM THE VALUE OF THEIR MORTGAGE. THEY BUY THE HOME AT A ZERO PROFIT FOR US, $80 A SQUARE FOOT. THEY PAY PROPERTY TAXES BASED ON THE CITY ASSESSOR'S VALUATION OF THE MARKET OF THEIR HOME. WE DO PUT IN SEVERAL MORTGAGE RESTRICTIONS WHICH PREVENT THE HOMEOWNER FROM FLIPPING THE HOME FOR A PROFIT. THOSE ARE BUILT INTO THE MORTGAGE AS RESTRICTIONS. THE HOMEOWNER PAYS FOR HOMEOWNER INSURANCE. [00:15:01] AND THEIR MONTHLY PAYMENT TO US INCLUDES AN ESCROW FOR TAXES AND HOMEOWNER'S INSURANCE. AND THE YOUNG FAMILY THAT JUST MOVED IN TO THE THREE BEDROOM HOME ON TENTH STREET IS PAYING $600 A MONTH FOR A THREE BEDROOM HOME, TWO BATHS, 1190 SQUARE FEET. ONE OF THE THINGS THAT WE BELIEVE CREATE A SUCCESS STORY, I THINK THEY'RE RELATIVELY STRAIGHT FORWARD, ARE NOT FOR PROFIT. THEREFORE WE CAN ENJOY GRANTS. WE CAN ENJOY DONATIONS. WE CAN ENJOY DISCOUNTS FROM INDIVIDUAL VENDORS IN THE COMMUNITY THAT WANT TO PROVIDE THAT TO US. WE HAVE VOLUNTEER LABOR. IT TAKES US ABOUT 3,000 HOURS OF VOLUNTEER LABOR TO BUILD A HOME. WE'VE BEEN VERY FORTUNATE OVER THE LAST SEVERAL YEARS AND WE'VE PURCHASED SEVERAL LOTS THAT WE CURRENTLY OWN. ALSO WE CURRENTLY HAVE ARE WORKING WITH AN ORGANIZATION IN JACKSONVILLE WHO HAS COMMITTED A DONATION TO HELP US BUY ADDITIONAL LAND. AND WITH THAT DONATION AND THAT LAND, I THINK WE PROBABLY ARE IN A POSITION TO LOOK FORWARD ANYWHERE FROM SIX TO 8 YEARS WITH ENOUGH LAND FOR OUR CURRENT BUILDING SCHEDULE, WHICH IS ONE TO TWO HOMES EACH YEAR. HOWEVER, WE ALSO PUT IN A RESTRICTION ON NUMBER OF YEARS PRIOR TO WHEN THEY CAN SELL THE HOME AND KEEP THE RESULTING CASH FLOW. AND IT'S AT LEAST 15 YEARS. SO THEY HAVE TO LIVE IN THE HOME 15 YEARS. HOWEVER, THEY ACTUALLY HAVE TO PAY OFF THE MORTGAGE BEFORE THEY CAN SELL IT. AND THERE ARE SOME RESTRICTIONS ON THE MORTGAGE PAYMENTS THAT WERE DESIGNED BY [INAUDIBLE]. I WAS GOING TO ADD TO THAT WE DO HAVE A SECOND MORTGAGE FOR THE EQUITY. [00:20:05] SO THAT PROTECTS THE EQUITY IN THE PROPERTY. THEY HAVE A RIGHT FIRST REFUSAL AS WELL. SO, IF THEY GET TO THE END AND HAVE MANAGED TO PAY OFF THE FIRST AND SECOND WHICH WOULD PUT THE EQUITY INTO THE HOME THEN WE HAVE HABITAT HAS THE RIGHT OF FIRST REFUSAL TO REPURCHASE AT THE ORIGINAL PRICE. OR AT THE PRICE THEY PUT IN. LET ME BE CORRECT. SO, IF THEY PAY THROUGH THE MORTGAGE THEY WILL AT LEAST GET THAT MONEY BACK. AND THERE'S A CALCULATION THAT IS EXTREMELY COMPLICATED. AFTER LIVING IN THE HOME THAT WE HAD BUILT FOR THEM FOR A PERIOD OF 9 YEARS, THEY ASKED TO SELL IT BACK TO US. WE BOUGHT IT FROM THEM AT NO JUST REPLACING THE PAYMENTS THEY HAD MADE TO US. SO, NO ADDITIONAL PROFIT. NO MARKET. JUST THE EQUITY THEY PAID US WE RETURNED TO THEM. THEN WE RESOLD THE HOUSE TO ANOTHER FAMILY THAT QUALIFIED FOR A HABITAT MORTGAGE AT THE ORIGINAL PRICE OF THE HOUSE. AND HE READS ME THIS THING OUT. I HAVE IT HERE. BASICALLY WHAT IT SAID WAS THAT THEY WERE SO -- THEY JUST HAD ANOTHER REUNION. AND THEY DO IT IN A DIFFERENT CITY EVERY YEAR. THIS YEAR IT WAS HOUSTON. ALL THEY COULD TALK ABOUT WAS THE EVENT AND HOW OPEN THIS COMMUNITY WAS. AND EVERYBODY THEY RAN INTO HERE AND THE POSITIVE ENERGY AND ALL THE LOVE THEY FELT FROM THIS COMMUNITY. THEY BROUGHT UP THEY WANT TO MAKE THIS THEIR PERMANENT LOCATION FOR THE REUNIONS ON FROM NOW ON. A NUMBER OF THE CURRENT CEO OF THAT ARTILLERY UNIT ATTENDS THIS THING AS WELL.
